When an offer is submitted we will guide you through every step of the process. We will clarify the chain details if any and request financial proof that the purchase is achievable. We will negotiate to achieve the best possible price for you.

Accepting an Offer

When an offer is accepted, it is time to instruct solicitors. We will recommend a firm based NOT on their referral fee (nil), but one that is compatible, knowledgeable and personally accountable. The conveyancing process can be a long and bumpy road at times (8 weeks minimum), but having an efficient solicitor on board plays a big part.

Keeping You Informed

Once solicitors are instructed one of the team will regularly report to you with updates on your sale, to ensure key milestones are being hit. Your buyer may need a mortgage valuation or a more detailed survey. They will also need to pay for the local authority search and others. Your solicitor will need to prepare and issue a draft contract to the buyers solicitors who will then need to raise additional enquiries. This is standard legal procedure, and of course required throughout the whole chain, often requiring us to liaise closely with other estate agents in the chain.

Exchange of Contracts

When both solicitors are ready and all involved have agreed a mutual completion date, your solicitor will request relevant fees and deposits to be held on account in preparation of exchange of contracts. When this happens, we will contact you and confirm the completion date and offer further advice such as removal company recommendation, keys, meters, and so on.

Completion Day

On completion day, once the purchase monies are received your solicitor will authorise us to release keys. Chain dependent, this can be as early as 11am or as late as 4pm, although it is usually mid-afternoon.
